This 85 acre unimproved area within city limits needed a density of 739 homes to be economically feasible according the the property owner. The development was extremely controversial in the community. A two day charrette was held with people representing all sides of the issues, including neighbors, activists, developers, professionals and City of Bellingham representatives. In spite of the sensitive issues, a compromise master plan was created within a three day time frame that received near unanimous approval by creating density and preservation of sensitive environmental areas, integrating public parks and trails.
